How many homes did housing associations build in quarter one 2020/21?

This briefing details the number of homes housing associations developed in the first quarter of 2020/21, plus numbers delivered in the twelve months to June 2020.

New build delivery was significantly reduced by covid-19 lockdown restrictions, in common with construction activity more generally.

Key findings

In the 12 months ending June 2020:

  • Housing associations completed a total of 41,500 homes, down 9% on 12 months to June 2019. 35,200 of these were affordable homes.
  • 34% (12,000) of affordable homes completed were delivered outside the Affordable Homes Programme.
  • 52% (18,400) of affordable completions were delivered through Section 106 agreements.
  • Housing associations also started to build 47,100 homes, also down 9% on 12 months to June 2019. 41,300 of these were affordable homes.
  • 29% (11,900) of affordable homes started were delivered outside the Affordable Homes Programme.
  • 42% (17,500) of affordable starts were delivered through Section 106 agreements.

In quarter one 2020/21:

  • Housing associations completed 4,000 homes, a decrease of 57% on the same quarter in the previous year. 3,500 of these were affordable homes.
  • Housing associations started to build a total of 5,700 homes, a decrease of 53% on the same quarter last year. 5,500 of these were affordable homes
