Regeneration

Regeneration has a critical role to play in preserving and improving homes, strengthening communities and supporting the delivery of new affordable housing.

Over recent months, we've been speaking to members and partners about the growing challenge of regeneration.

Those conversations have highlighted a shared concern: the need to regenerate ageing homes and neighbourhoods is increasing, while the barriers to doing so at the scale needed remain significant. At the same time, expectations on existing housing stock continue to grow, creating difficult choices for housing associations seeking to invest in both existing and new homes.

As regeneration becomes an increasingly important issue for our members, we're re-examining our approach to ensure we fully understand the scale of the challenge, the barriers and opportunities facing housing associations, and the changes needed to enable regeneration over the long term. We also want to ensure this work complements and builds on existing activity across the sector.

As a first step, we have published a discussion paper setting out our initial thinking and proposed programme of work. Through this work, we want to build a stronger evidence base, develop clear priorities for influencing the government and partners, and ensure our future activity reflects members' experiences and ambitions.

We're inviting members to log in to read the discussion paper and share your views on:

  • Whether we have accurately identified the key challenges and barriers affecting regeneration.
  • Whether our proposed programme of work focuses on the right issues and activities.
  • The areas where you believe the NHF can add the most value through policy, influencing, evidence gathering and member support.
