M3 was formed in 2004 by experienced practitioners to provide a unique combination of expertise in social housing, surveying and software design.

M3 has grown substantially since then by providing excellent products and reliable services at reasonable cost.

They provide software, consultancy, product training and development training on to support NHF members with housing maintenance, asset management and development projects.

They offer a range of software solutions and ongoing training to support projects, from appraisal and planning through to delivery and ongoing management of residents’ homes.

M3 NHF schedule of rates

The M3 NHF schedule of rates helps NHF members control the cost and quality of their repairs. It is a comprehensive list of standardised costs for social landlords and contractors to estimate, tender and manage projects consistently.

M3 vision

M3 vision is an asset management system (AMS) designed for the housing sector. The platform brings asset, compliance, and energy data together in one place, giving NHF members a consolidated view of their residents’ homes. The platform will assist members with surveys benchmarking, auditing, and surveys, whilst giving members the ability to independently update the database.

Built to support configurable surveys, the Housing Health and Safety Rating System (HHSRS) audits, and integration with M3NHF Schedule of Rates (SORs) or bespoke SORs, the system is easy to use and quick to implement. It comes with hands-on training and a dedicated knowledge hub.

M3 central

M3 central is a cloud-based repairs diagnostics and reporting solution that brings staff and residents together on one platform, accessible from any device. With preloaded, configurable SORs, seamless integration with portals and housing management systems, and interactive training, it ensures accurate diagnostics, faster repairs, and efficient data flow across your organisation.
